How often does HVAC need servicing in Florida?

The standard advice — service it once a year — comes from places where an air conditioner sits idle for several months. Here it does not. A Florida system accumulates run hours closer to a machine in continuous duty, and the maintenance interval ought to follow the hours rather than the calendar.

Residential air conditioning

Twice a year is the sensible baseline: once before the cooling season begins in earnest, and once partway through it. The second visit is the one people skip and the one that catches problems while they are still small.

• Filters: check monthly, replace on condition rather than on a schedule. Pets, dust and construction nearby all shorten the life of a filter dramatically.
• Condenser coil: keep it clear of shrubs, grass clippings and dryer lint, and have it cleaned properly at service.
• Condensate drain: in a humid climate this is the single most common cause of a system shutting down or leaking into a ceiling.
• Refrigerant charge and electrical connections: checked at service, not by the homeowner.

Commercial HVAC

Quarterly is typical for rooftop equipment in continuous use. Commercial units work harder, are usually less visible to anyone who would notice a change, and tend to fail at the worst moment precisely because nobody was watching them.

Commercial refrigeration

Quarterly at minimum, with condenser coil cleaning more often in kitchens — grease loads a coil far faster than dust does. The argument for refrigeration maintenance is different from HVAC: an air conditioner failing is uncomfortable, a walk-in failing is inventory on the floor.

Keep the service records. Documented maintenance history matters for warranty claims, it matters when a building changes hands, and it is the difference between a technician diagnosing from evidence and diagnosing from scratch.

What maintenance is actually buying

Three things: fewer failures, lower running cost, and a longer service life from equipment that was expensive to install. None of them are dramatic in any single visit, which is exactly why the interval gets stretched — and why the stretch is usually only visible in hindsight.
